Lombarde Square, Greenwich, SE10 – Various Lettings - 2019-2020

An established overseas client of John D Wood purchased the Long leasehold interest in 10 retail units and a school from developers Mace. At the time of purchase the existing tenancies included Whitbread t/a Costa, Sainsburys and Magnet. Three of the premises were vacant and the condition was shell and core. John D Wood letting department identified there was a lack of demand for the existing uses (A1 and A2) at the development and was able to let the vacant units by structuring the transactions as subject to planning permission for A3, D1 and D2 respectively. As a result, we now have a fully let income producing investment for the investor.

Camden High Street – Various Lettings - 2018-2020

An established overseas client of John D Wood developed 14 apartments and two commercial units. John D Wood were responsible for setting the service charge. Leasing with residential agents and letting out the ground floor. John D Wood letting department wrote to over 50 national retailers and received 5 formal offers, we ended up proceeding with Tesco on a 15 year FR&I lease at a new market precidence. The smaller unit has exchanged.

Russell Square, Holborn, WC1 - Various Lettings - 2015-2020

John D Wood Letting department has been the sole agent on a period style office overlooking the square for the past 5 years, the letting department has been responsible for 9 transactions in total and driven the rents by almost 50% during this period.

Warren Street and Conway Street, Fitzrovia, W1 – Various Lettings - 2018-2019

Initially John D Wood letting department was instructed to assign / surrender a lease on behalf of an outgoing tenant. Whilst undertaking inspections over the winter holidays a leak was found to have come from the apartments (ASTs) on the higher floors into the office on the ground and lower ground floor. Using John D Wood contractors, we were able to fix the problem before any damage was caused. Subsequently, the Trust which owned the asset and the neighbouring property instructed John D Wood to take over the property management and future commercial lettings.

Clerkenwell Road, Holborn, EC1 – Various Lettings – 2017-2019

John D Wood client, a property investment company based in the BVI purchased the building in 2013. At the time of purchase the building had two tenants, Met weather and Cielo talent management. After the Met served notice in 2016, John D Wood were responsible for carrying out improvements to the building via the settled dilapidation claim. After three separate FR&I leases were signed by three separate tenants and Cielo renewed for a further five-year term the building was sold. The building was sold after 6 years of ownership at over double the original purchase price

FC200 Building, 2 Lakeside Dr, London NW10 – 2018

John D Wood were instructed by Life Residential to identify a new HQ in West London. After arranging viewing tours, it was decided the L&G owned FC200 would be the perfect fit. John D Wood negotiated terms and reviewed all documents from draft Heads of Terms through to completion.

Derby Street, Mayfair, W1 - 2020

After falling vacant, John D Wood were solely instructed to let this prestigious self-contained office located on one of the most sought streets in London. After a mass marketing campaign and a lot of generated interest, our client decided to go for an established hedge fund and family office who were already based on the nearby Curzon Street.

Russell Street, Middlesbrough, TS1 - 2020

John D Wood investment department sourced and negotiated the Long leasehold interest in this asset on behalf of an overseas investor. The brief was to acquire a city centre office let to a tenant with a strong covenant with a term of over 5 years unexpired. The asset is let to the Secretary of State and HMRC. The tenant wanted to surrender the lease with 18 months remaining. John D Wood agreed the surrender premium and found a Educational Trust to take a new FR&I lease with a guarantee from the Department of Education.
