In 2021, John D Wood were presented this unit at 208 West End Lane as a letting instruction. The well-known address, prominent corner pitch and size of the unit allowed us to reach out to discerning tenants and investors.
Taking on 208 West End Lane
At the time of taking on all 3,875 sq ft of 208 West End Lane, the building was let to Barclays Bank. Shortly after, Barclays served a break notice leaving our asset management team to swiftly address dilapidation issues. Our asset management team left no stone unturned and worked simultaneously with the letting department to market the property across a range of new platforms. Our aim was to reach a new, quality tenant for the unit swiftly.
Adding Value
The vacant bank property garnered interest from tenants boasting notable covenants. After a rigorous best-and-final bids process, the property was re-let by our team on a 10-year term certain with no void period with globally recognised fast-food chain, Chipotle. Following this re-lease, we obtained planning permission for Reco extraction, transforming the hard bank return frontage into an inviting glass exterior. Natural light now floods the space, enhancing its allure.
In 2023, once S5 notice lapsed and the rent stabilised the property was sold following a successful marketing period.
Long-Term Security
The transformation of 208 West End Lane exemplifies strategic asset management and successful letting practices by the John D Wood lettings and investment team. By addressing dilapidation issues promptly and marketing the property effectively, John D Wood achieved a seamless re-lease. The 10-year term with Chipotle, coupled with our project management refurbishments, particularly the glass exterior created through Reco extraction, added significant value to this prestigious location.
