Acquiring 100 Russel Street
In February 2017, our investment department purchased 100 Russel Street. The property, initially leased to the secretary of state for local government, served as a regional headquarters for HMRC and the Home Office. At an attractive yield of 11.5%, it presented a solid foundation for our investment strategy.
Unlocking Potential
Following the acquisition, our asset management team started to strategize to enhance the property’s value. After negotiating with the Freehold we were able to remove several title restrictions, enabling future development plans at 100 Russel Street. In addition to this, we secured a Headlease extension exceeding 250 years. This came at a very small premium which would pay dividends over time.
In 2020, our letting department orchestrated a seamless transition. The outgoing tenant surrendered the lease with a reverse premium, allowing us to reimagine the space.
Transformation and Upgrades
100 Russel Street was re-leased to an Academy school, guaranteed by the Department for Education, giving us stability and consistent rental income. As a result of this lease, the building was fully refitted and refurbished with no additional costs incurred to our client. Along with cosmetic upgrades, the refurbishment included a full mechanical and electrical upgrade.
Seven Years of Success
In February 2024, with not one single day of vacancy or additional capital expenditure, following seven years of strategic management, we sold 100 Russel Street to a local college who will take over as owner-occupier and continue the property’s legacy.
We will now be focussing on reinvesting the funds from the sale in Prime London income producing offices.
